Know what the law expects
The Fire Safety Order covers the common parts of blocks of flats and HMOs, and the Fire Safety Act 2021 made clear that it includes the structure, external walls and flat entrance doors. Regulations that came into force in January 2023 added duties such as giving residents fire safety information and, in taller buildings, checking fire doors regularly.
Fire risk assessments for communal areas
The fire risk assessment decides what the building needs. Many purpose-built blocks are designed for residents to stay put and do not need a communal alarm, while converted houses and HMOs usually do. We assess first and only recommend what the building calls for.
Alarms, door entry and CCTV
Where a communal system is needed we install, test and service it to the British Standard. Door entry and fob systems keep main doors, bin stores and bike stores secure, and CCTV covers entrances and car parks.
